Breaktime Rental RFPs

TSNE Property Services’ Partnership with Breaktime

TSNE Property Services is partnering with Breaktime to bring two rental opportunities to the larger Massachusetts nonprofit community. Both rentals are full floor leases available in early 2026 at 63 Franklin Street in Boston, MA — a one-minute walk from Downtown Crossing.

External Doors of Ground Floor

Ground Floor

TSNE Property Services and Breaktime invite proposals from qualified organizations to sign a 5-year lease for the ground floor of the Breaktime Hub, a high visibility retail space formerly occupied by Eastern Bank. Our aim is to identify a partner who will activate the building’s entryway, create paid employment opportunities for Breaktime’s community and/or the wider community, and contribute to the Hub’s mission of ending youth homelessness.

Second Floor

TSNE Property Services and Breaktime seek a partner whose work meaningfully advances our mission to break the cycle of homelessness by equipping young adults with job and financial security. This RFP invites mission‑driven nonprofits and social enterprises to propose how they would activate the second floor of the Breaktime Hub during a one-year lease. The successful respondent will partner with Breaktime to create an inclusive, welcoming environment that maximizes social impact.

Via the MBTA

Via the MBTA (Massachusetts Bay Transportation Authority) subway system, known as the “T.” This building one minute from Downtown Crossing, and is easily accessible via the Red Line and the Orange Line.

From Commuter Rail Hubs

From South Station, 63 Franklin Street is 1 minute from Downtown Crossing, which is one stop inbound from South Station towards Park Street.

From North Station, take the Green Line to Park Street, and then take the Red Line to Downtown Crossing.
